Whether you are a first-time buyer or a downsizer, finding the right home is important. From garden parties to cosy festivities, a home should be a place that you can imagine yourself living; where you can lay down your roots and build a future. If you have found your perfect home, why wait?

With a range of enhanced financial support options available, including mortgage contributions for up to 12 months, you could be paying less than you think to secure your new-build home.

Good mortgage deals are available

Although there has been a lot of media coverage about rising interest rates and increase mortgage deals, there has been a recent shift in the products available, which could save you hundreds on the cost of your mortgage. First-time buyers can benefit from 95% and 100% mortgages, where little-to-no deposit is required. Renters can also qualify for similar schemes, including 'track record' mortgages, which will help those who are trapped in rental cycles and unable to save for a house deposit.

Trying to make sense of the mortgage market can be confusing at times, with lenders competing with each other to provide the best deal, and you may not be aware of the products and services that can be tailored to your personal circumstances. We recommend seeking advice from an independent financial advisor to find the best deal for you.

Mortgage contributions for 12 months

We are currently offering mortgage contributions of up to £1,500 a month, for 12 months, on selected homes. These homes will also include flooring throughout and a fully-turfed garden. Upon completion, you will receive a lump sum that you can use towards your mortgage payments, making it even simpler for you to buy your new home.

Lower energy costs

New-build homes are typically more energy efficient than older properties, meaning that you are likely to see a reduction in your energy bills. The higher the EPC rating of a property, the more cost effective it will be to run. Buying a new home now, ahead of the colder, winter months, could save you more money in the long term.

In the July 2023 'Watt a Save' report published by the Home Builders Federation (HBF), research found that 'energy bills for new homes are on average 55% cheaper, saving households £135 on monthly running costs'.

10-year warranty

With a 10-year warranty, you have added peace of mind that your new home is covered. You will receive an NHBC HUG – an online home user guide, full of useful information on your new property. This is a secure platform providing you access to everything you need to know about your new home, whenever you need it.

From the moment that you step into your new home, you will receive excellent insurance coverage. Within the first two years, in the unlikely event that you notice any defects or maintenance issues that aren’t from general wear and tear, we will personally come out to repair them. Beyond that, and up until the end of your warranty, if we fail to meet the standards set by the National Home Builders Council (NHBC), you will be protected under warranty insurance.
